El Dorado Hills Short Sale Report February Statistics

The Number of Pended Short Sales in El Dorado Hills Remained High in February.  January and February saw nearly identical numbers of short sales that went into pended status on MLS.  (which means it is no longer contingent upon third party approval; the short sale has been approvedby the bank or servicer).  Both months saw twice as many as December and more than any month on record.  For months that are usually some of the years slowest as far as real estate sales go, this is actually remarkable and some very good news. It means homes that actually went into contract and Short Sale Contingent status  months ago inEl Dorado Hillsare finally being approved by servicers. It also is a good sign of things to come;  servicers and banks are getting off their duff and approving short sales.
Good news for distressed sellers in Serrano, Upper Serrano,  Stonebrier, Fairchild Village, Governors Village and other neighborhoods in El Dorado Hills  looking for options to avoid foreclosures, and very good news for buyers out there who are actually running out of inventory of homes to buy in El Dorado Hills.
We have a short sale at  5050 Skellig Rock Way in Serrano that has been in contract for several months, and even in contract for several months before we got the listing (it went expired and the previous agent basically gave up on the short sale).  We have finally gone into pending status and will be closing that short sale, saving the seller from a foreclosure and getting them moved on with their life.
